A proper service is more than a quick look and a sticker. We strip, clean and test the appliance, measure combustion with a calibrated analyser and give you a written record that satisfies your manufacturer warranty.
What is checked during your service
- Visual inspection of the boiler, flue and ventilation
- Case off, burner and heat exchanger cleaned as required
- Flue-gas analysis with a calibrated analyser and readings recorded
- Gas rate and operating pressures checked against specification
- Seals, electrical connections and safety devices tested
- Condensate trap cleared and expansion vessel pressure checked
- Written service report, plus a CP12 certificate for landlords

Boiler servicing FAQs
How often should a boiler be serviced?
- Once a year. Manufacturers require an annual service to keep the warranty valid, and yearly checks catch small problems such as a sooting burner or blocked condensate before they turn into a winter breakdown.
How long does a service take?
- Allow around 45 minutes to an hour for a standard combi. Older or heavily sooted appliances take longer because the case, burner and heat exchanger need stripping and cleaning properly rather than a quick visual check.
What is the difference between a service and a gas safety check?
- A safety check confirms the appliance is safe to use. A full service goes further: components are cleaned, combustion is measured and readings are recorded, which is what manufacturers ask for in their warranty terms.
Do I get paperwork afterwards?
- Yes. You get a written service record with your combustion readings, plus notes on anything worth monitoring. Landlords can have a CP12 gas safety certificate issued at the same visit.
