Landlord gas safety FAQs
How often do I need a CP12?
- Every twelve months for each rented property. The check must be carried out by a Gas Safe registered engineer, and tenants must receive a copy within 28 days, or at the start of a new tenancy.
Which appliances are covered?
- Every gas appliance you own in the property: boiler, gas cooker or hob, gas fire and any water heater. Tenants' own appliances are not covered, but the connecting pipework and installation are still checked.
Can the check be done at the same time as a service?
- Yes, and it usually works out cheaper. We can carry out the annual boiler service and issue the CP12 in the same visit, which means one appointment for your tenant instead of two.
What happens if something fails?
- We record the defect, make the installation safe and explain the options and costs straight away. Once the remedial work is completed we issue the certificate, so you are not left waiting on a second engineer.
